SBI Student HousingLocation: 232 Hayden Road, Tallahassee, FL 32304

Status: Construction Pending

Owner: Seminole Boosters, Inc

Design: Clifford Lamb & Associates + Elliot Marshall Innes PA

Description: Proposed for the 1.21 acre undeveloped lot at the corner of Hayden Road and Overstreet Street near Florida State University's Doak Campbell Stadium is a new 60-dwelling unit apartment complex  composed of (35) 2-bedroom units and (25) 3-bedroom units with parking beneath the units. Although code requires 109 parking spaces be provided for this development, only 70 are proposed at this time with the site-plan citing MMTD Parking Requirement loop-hole. To ease some concerns, the development site is situated within walking distance from FSU campus making it reasonable to expect many of the residents will not require the use of an automobile. Construction will commence upon the issuance of building permits and the project will take approximately 18-months to complete. The current value of this project is: $7,200,000.00

Does FSU or one of their DSO's own The Burt? It'd be nice if that property was razed and rebuilt as an additional "athletic dorm" at some point in the future.

^Oh yes, that's a much better resolution. I'll go ahead and add that now. Thank you!

It's a shame this has to be hidden on Hayden Road and not visable from a main street. On the bright side I like the designed density.

Just did some digging; They (Seminole Boosters) are seeking BOG approval June 18th, and once approved, they will commence construction immediately to be completed by August 2014. A rendering is being sent to me; if different, I'll post.

Thank you for checking into this TallyNoles.

Certainly. The rendering that was sent to me was the same so nothing has changed as far as design.

Is your rendering a higher quality? If so I'd like to use it on the new site.

Guys, this project is Jimbo Fisher's, and therefore, the Booster's, #2 priority behind the Indoor Practice Facility (almost complete). This project is VERY much on the horizon and the money is already there. Last I spoke with Jerry Kurtz, VP Seminoles Boosters, he said that they would break ground in the summer or fall. The plot of land has already been cleared. I'll see if I can get another update, but that was from about two months ago.

Sounds good. We covered the land clearing and I ASSumed construction would commence immediately thereafter... but it hasn't and now the vegetation is starting to return to the site. I'm glad you told us this because I was about to write this one off as another loss.

On hold is how I like to look at it for now. But as of 2004... Hayden Road has been difficult to develop. I recall there was another hot project we all got excited about that didn't pan out either... Sterling Traditions:

Article: New athletic dorms provide FSU with necessary utilities to compete | The University is always looking to better its campus and students are always on the look out to see what’s coming up next. One of the things on the horizon is the new Athletic Residence Hall. The project is expected to cost about $11.6 million, but is expected to bring in additional income to the school. The facility will charge each tenant a monthly rent and the Athletic Department will pay for the rent of student athletes who’ve earned scholarship money. The residents of the Athletic Residence Hall won’t be 100 percent student athletes as one might believe. NCAA rules only allow a maximum of 49 percent at such venues, leaving the rest of the space for non-student athletes.TALLAHASSEE DEMOCRAT
