Why is the updated design for this project such a drastic change from the original rendering. Perhaps the planning department is dictating what the final design should be. If not for the double story apartments along Adam Street and the greenspace which is stair stepped from the second floor to the top floor, it would be an exact replica of the Onyx. It looks like a low budget housing project with a pool and retail. The the extra greenspace on each floor may allow more outdoor entainment and be more enticing for young professions to want to live here. But I don't like the update better than the original drawing - it just looks too bland. It needs more colors and much needed trees along the streets. Maybe the final product will be much more asthetically pleasing.

My biggest issue with this right now is that the number "40" is spelled FORTY, not FOURTY.

None of the "READ MORE" links to the project page work for me. Not in this thread/on this project, and not on any other one I've clicked on in the past month. It's always the same 404 - Item not found error page.

Now I am questioning my sanity. I like this design. I like the layers. I like that it’s not a box and has some variance.

I reserve the right to Change my mind but at first second and third looks I think it’s cool. I’ve seen similar buildings before, and when a part of a sloping landscape with incorporated landscaping it’s Beautiful.

Website has been completely rebuilt so all of those old links are broken and will have to be replaced. My apologies for the trouble but eventually they will all be fixed.

I don't hate the design. I would just prefer to have had more height on the Monroe St side. But it is nice that there's some height variance in the design overall. Better than a plain square like we see all along Gaines Street.

I am certainly okay with preserving the mature oak trees. However, if we want to preserve our urban canopy then there will have to be a relaxation in height restrictions (ala Trinity) to allow increase densities - something I thought was ridiculous anyway.

Part of why it pains me to live in this city. The local newspaper writers are awful, and write about the dumbest stuff. Every time a development is proposed they raise hell about cutting down one tree. Now i can see why developers hate this city.

Let the comp plan and local ordinances take care of those requirements, and you go back to covering the fbi scandal.

Its ridiculous, that every time people in this city are worried about saving oak trees for a development when this is one of the most dense tree canopies in florida.

Ugh.

The problem I have with the developer on this one is that the tree is 100% in the public right of way (in fact its on the street side of the sidewalk). I suspect they are more concerned about having to be careful to not damage the root system too much (which can be worked around) and that they want to 'take' some of the right of way for their project. My other guess is that this is a negotiation ploy to get something else from the City.

Also, I really think they need to hold this project to some tighter restriction because the property is encompassed by the Governor's Walk (Adams Street and urban trail). You want not only Adams to be nice within the scope of the project, but you also want the direct street approaches to blend in as well, not be urban canyons right up to the edge of the sidewalks. It basically kills the idea of the Governor's Walk project if this kind of haphazard elimination of trees in public right of way is allowed.

This district of Downtown has a lot of potential. There is a great opportunity to link the Gov. Mansion and downtown. Adams Street runs right from the People's House to the Capitol and cuts through the heart of downtown.

Would love to see some of the early discussions come to fruition.

I'm 100% in support of the city demanding developers keep trees along the perimeters of their property/street edge.

I'm 100% in support of developers who need to raze trees and buildings from the center of properties that would otherwise completely inhibit development.

Chopping this tree down is a HARD NO for me. I'd support allowing some trimming of the tree on its northern "property-side" though. But I won't pretend to know how much could be trimmed without affecting the trees health and viability.

And whomever said developers should be encouraged to save trees (or any other features the public typically likes) by granting waivers on height/density or other factors, I fully agree with you. Some quid pro quo.

I have said before, local govt was all up St Joe's backside when it build Southwood. Look at the trees it kept. Since, it seems to let many just clear cut now.

I don't get how the rules change in these scenerios.

I believe you can be pro development and pro tree. CLear cut and adding some shrubs is NOT the way for Tally IMHO.

But some politicos will get some $$$$ and allow it. That developer sounds like a total jerk.

My guess, and I hate to say it, is that a lot of money is changing hands right now because folk are going to go to jail and/or lose their careers over the FBI and local ethics investigations. So this is the time to bank as much money as possible into off-shore accounts.

In regards to St.Joe, I think that was because St.Joe is a captive developer. All the SJ projects have to occur in the region because that is where their property is located. What are they going to do, say they will take their forest land to another county/state?

Most of the current development money is coming in from out of town through all kinds of shell corporations. These are people who know how to play hardball, even to the point of using strong arm tactics to get things there way. Many of them have no problem backing the bus over their local partners, public and private, if they don't get their way.
