Maybe I'm crazy or just missing something, but I wouldn't want to literally live "inside" a mall. That's not appealing to me at all.

When will construction begin?

Tricknole, again, you dont know much when it comes to planning.

Look at the st johns town center. It has residential and hotels on site.

Looks like that area is marked "proposed demolition".  My guess is they would demolish the existing structure and rebuild with free-standing mixed use buildings.  I'm guessing from the rendering, that the middle would be an open air courtyard of some sort.

Just because the St. John's Town Center has it doesn't make it right. I think the concern about WHERE the housing will go in relation to the mall is valid. Essentially it looks like they're going to put a new housing community in the middle of existing parts of the mall. How will this look? I personally don't think this plan is well conceived. I don't think the multiple parking structures are necessary with all of the available surface parking. I don't like way the restaurants are hidden near the back of the property... those should face Monroe or John Knox, not a holding pond if they want people to have the impression that something fresh is going on here. 

The Monroe facade needs a lift. Again I think this frontage provides the best opportunity to create a new vista for the Tallahassee Mall. Alter the landscaping plan, put the new structures between Monroe and what remains of the current structure.

1. In regards to parking; if you're going to add more businesses/restaurants AND living, you'll need the additional parking. Plus, one of the parking structures façade is residential units so those who live there will park there. 2. Who wants to eat a meal and look at Monroe Street? Personally, I'd much rather look at a green space and/or a holding pond.

What I meant by "inside" is that they're literally just removing the middle section of the mall and constructing residential units there. You're still surrounded on all sides by the existing mall. I didn't mean that residents would literally be living in the food court, but perhaps I didn't explain that well.

I just know my idea of "home" isn't driving into a mall parking lot and going up to my apartment "inside" the mall or my apartment in the back parking lot of the mall. Sounds terrible. I get the mixed-use and the more "urban" style of living they apparently are attempting, but this seems like a cheap knockoff.

I agree with florida, the proposal sucks (even if he didn't specifically say it sucks).

UD, this is all preliminary planning. I strongly doubt this will move forward unaltered. There are going to be some concurrency issues to deal with not just with infrastructure but new development standards as well. Would this be considered a DRI or move forward without the need for such as review since it is currently an operational mall. Will there be opportunities for community input? There is so much to ponder here. I personally would not want to pursue anything here unless I KNEW local government was planning major improvements for the North Monroe Corridor. And then I would want to take advantage of the Monroe Street frontage more than I see in this proposed site plan. It just feels like they're trying to hard to save what's currently there and after walking through the mall this weekend, I can understand why. But unless new tenants are coming in droves with the proposed revisions, they need to be bold and truly redevelop this site.

The Ghost Mall certainly needs help but this isn't the solution. I won't bore you w/the details of why I think this is a half-assed attempt b/c FL and Trick have done a good job of that.

A very reliable source tells me that the entity formerly known as AIG Baker is the purchaser of the Tallahassee Mall property. Through a little digging I was able to tie them to Blackwater Management Group. http://blackwaterresources.com/

It appears they invested $30 Million in the Tallahassee Mall Property.

Above is the working site plan. Construction is far off as they've got to get all of this permitted first. My guess is this plan will be modified before all is is final.

Any improvement is good improvement here, but I agree that it seems odd to use so little of the Monroe frontage. I love the idea of an open-air courtyard area in the middle.

WCTV Just posted this today:  Some major changes are in store for the Tallahassee Mall.

Mall tenants say those evolving plans may include a hotel, new restaurants and construction to create more outside access to stores.

Duana Palmer and her new associate Travis Nelson opened Tallahassee Discount Furniture for business on Friday.

It was Nelson's first day on the job, but the store may not be in that location long.

Palmer has had the store at the same place in the mall for more than four years.

But she says the new managers plan to renovate her area of the mall, leaving her future in doubt.

"They won't tell me when I have to leave or whether or not they're going to give us any additional space, so it makes it really hard.," said Palmer.

In December, mall tenants received this letter notifying them the prior mall lease owner had transferred the lease to a company called Leon Management Venture of Birmingham, Alabama.

State records show on the same day, last November 15th, Leon Management and two other companies registered to do business in Florida with the same Birmingham address as a company called Blackwater Resources. (Please look above)

According to that company's website, Blackwater executives have leased, managed and developed millions of square feet of property in 36 states and 3 foreign countries.

Sam Okashah has a shoe store in the mall.

He believes he'll benefit from the new management team.

"When they do the remodeling, the business will be booming in the mall and with a lot of companies here, there will be many customers," Okashah said.

One major tenant leaving is Sports Authority.

The mall store is scheduled to close at the end of the month.

On Friday, a team from locally based Moore-Bass Consultants, an engineering firm, was taking measurements outside the mall.

"They said a lot of big spectacular things are coming," said Palmer. "As far as local business owners, our livelihood is in jeopardy here," he said.

The new mall management comes after Eyewitness News reported last August, the mall was put on and then removed from an auction website by a company handling distressed properties.

Our calls to new mall managers about their plans so far have not been returned.

Tallahassee Mall Redevelopment (TPA140031) (21-24-20-206-0000, 21-24-20-208-0000 and 21-24-20-209-0000) is located on 95.51 acres at 2415 North Monroe Street. The proposed project is for the demolition of a portion of the existing building, the renovation of interior space, and a proposed amphitheater added to the site. The properties are zoned AC Activity Centers District.
