SOUTHEAST: FEBRUARY 2016
URBAN UPDATE -This February 2016 Urban Update features projects in Tallahassee’s southeast quadrant — a geographic area we define as south of US Highway 90 (Mahan Drive) and east of Monroe Street within Leon County and mostly within the limits of the City of Tallahassee. Urban Updates are a snapshot of major ongoing and proposed construction activity which we feel are of significance to you. Each project covered has its own corresponding project page linked above the latest update of the project site to facilitate your ability to track the individual projects you’re interested in.
Hardee’s – Apalachee Parkway
Now complete on Apalachee Parkway is a third Hardee’s/Carl’s Jr. restaurant for Tallahassee in an existing 3,325 square foot facility with Drive-Thru previously used as a SUBWAY. The parcel is an estimated 1.24 acres acquired September 2014 for $978,500.00.
Applebee’s – Fallschase VC
In progress within the Fallchase Chase Village Center is a free-standing Applebee’s Restaurant. Tallahassee currently has three (3) other Applebee’s locations on Apalachee Parkway, Capital Circle NW, and Thomasville Road. According to the site plan, the restaurant will have frontage on Mahan Drive near the intersection with Buck Lake Road. Restaurant is slated to open 2015.
Church of Jesus Christ of LDS – Buck Lake
In progress on a 7.83 acre parcel at the southwest corner of the intersection of Buck Lake and Pedrick Road, is a single-story religious facility with a steeple height at 57′ 4″. The building will contain a 236-seat sanctuary within its 17,000 SF footprint. 238 parking spaces will be provided.
Tallahassee National Cemetery
In progress, this project will develop approximately 8,700 gravesites for casket interment, 12,600 columbarium niches and 2,500 in-ground sites for cremated remains, for a total of 23,800 interment sites. The project will also include memorial walls to commemorate those whose remains are not available for interment. Total project value between $20 – $50 Million. There are an estimated 146 national cemeteries in the United States, 6 are currently located in Florida in the cities of: Jacksonville, St. Augustine, Pensacola, Lake Worth, Bushnell, and Bay Pines.
Wash Around the Clock – Apalachee Parkway
Now complete on a .680 acre parcel is the conversion of a 2,400 (+480 Aux) SF commercial building into a self-service laundromat with Full Service options. Wash Around the Clock is a Tallahassee owned and operated company founded by Florida State University Alum., Dan Campbell. The existing facility was originally constructed in 1977 as a convenience store / gas station. It has since served as a variety of operations situated directly across from the Wal-Mart Supercenter on Apalachee Parkway situated at the gateway to Lincoln High School. This location would become the company’s 4th Tallahassee location after locations already in operation on Tharpe Street, Pensacola Street, and Lake Bradford Road. The property recently sold December 2014 for $500,000.00.
VA Tallahassee OPC
In progress on a 38-acre parcel at the southeast corner of Blairstone Road and Orange Avenue is a new 197,170 SF Veterans Outpatient clinic with associated parking to replace the facility currently located on St. James Court. Based on approximate 79,000 SF footprint, the proposed facility will be 3-stories. The budget for the construction of the new facility is $13,000,000.00 The property is zoned CPA (Critical Planning Area). Construction will begin Summer 2014 with an activation date of Summer 2016. When complete the new center will serve over 18,000 veterans.
The Villages at Apalachee
Now complete is the demolition of the former 5,539 SF New Ming Tree Restaurant facility constructed in 1976, and the construction of a brand new “Vanilla Box” retail center consisting of 8,960 square feet of retail-commercial space with 52 associated vehicular parking spaces. The property was recently purchased for $900,000.00 by the Atlanta, GA-based Shuler Properties. Current tenants include Uncle Maddio’s Pizza.
Magnolia Walk Retail
Now complete on 4.12 acres on the southwest corner of South Magnolia Drive and Governors Square Boulevard, the project involved the subdivision of the parcel into 3 commercial lots and the construction of a total of 17,000 square feet of commercial space including a 6,500 SF Buffalo Wild Wings (completed) McDonald’s (completed) and an additional 6,700 SF retail building which includes a Sleep Number store. Coming soon is a new-to-market Apple electronics boutique, ExperiMac.
Taziki’s Mediterranean Cafe – Magnolia Grove
Proposed for the brand new Magnolia Grove development is a new-to-market Taziki’s Mediterranean Cafe Restaurant. Husband and Wife founded created a menu loaded with creative twists on classic Mediterranean dishes in 1998. With the slogan, “Fresh, Casual and Delicious” the restaurants are small by design, approx. 1,000-square-feet to make customers feel like family. The company currently has several locations in the Southeast US, 1 location in Clearwater, FL. The company is based out of Birmingham, AL.
Mission BBQ – Magnolia Grove
In progress within the brand new Magnolia Grove development is a new-to-market Mission BBQ Restaurant. Founders launched Mission BBQ on September 11, 2011, and their mission is to serve authentic BBQ made from the freshest, most delectable ingredients, and serve it to you in a patriotic dining room filled with tributes to those who’ve made Our Country great, given to us by the people who earned them. The company currently has locations in Virginia, Pennsylvania, North Carolina, Maryland and Florida. It’s other two Florida locations are in Tampa and Fort Meyers. The company is based out of Glen Burnie, Md.
Stanton Optical – Magnolia Grove
Now complete is a brand new Stanton Optical Store (new-to-market). It will occupy a portion of a 8,300 SF building within the Magnolia Grove retail development. Palm Springs, This Florida based optical company was founded in 2006 offering mens, womens and childrens eyeglasses at affordable prices.Delivery announced for 2015.
Oishii Bento – Magnolia Grove
Now complete is a brand new Oishii Bento Pan Asian & Sushi Japanese Restaurant. The restaurant will occupy a portion of a 5,300 SF building within the Magnolia Grove retail development. This Pittsburgh, Pennsylvania based offers bento-box and sushi meals with a focus on health and well-being.Delivery announced for 2015.
Blaze Pizza – Magnolia Grove
Now complete in the brand new Magnolia Grove retail center, this is the 2nd Blaze Pizza restaurant for the Tallahassee market. This restaurant will occupy a portion of a 6,000 SF building sharing a wall with Mattress One. Restaurant is expected to open Mid-2015.
Home2Suites Hilton – Magnolia Grove
Now complete on a 2.28 acre parcel along Marriott Drive is a new 134-room, 4 story Home 2 Suites Hilton hotel. This is the newest line from the Hilton Hotel group promising to be a mid-tier, all-suite extended-stay hotel featuring contemporary accommodations and customizable guest room design. Hotel building is expected to be 74,448 square feet. This hotel is a component of the Magnolia Grove development.
Bojangles – Park Avenue
Now complete is the construction of a 4,139 SF fast food restaurant facility wih drive thru that will become home to a new-to-market BoJangles restaurant. The 3.73 acre parcel is currently unimproved and sits between Krispy Kreme and Sunshine Savings Bank on Park Avenue.
In progress and located on 3.96 acres on the southwest corner of Apalachee Parkway and Goodbody Lane this project is for the demolition of the two existing buildings and the construction of a 5,912 square foot restaurant, a 7,473 square foot restaurant and associated parking.
Canopy Road Cafe – Shoppes at Apalachee
In progress, is a 3rd Canopy Roads Cafe location for the Shoppes of Apalachee located in what was formerly commonly known as the K-Mart Plaza in the area that was previously the K-Mart Garden Center.. The Shoppes at Apalachee is a new ground up construction project consisting of approximately 8,835 SF existing single story retail shell build out that will eventually include up-to nine separate tenants. So far, Harrison Financial currently occupies space within the newly built space.
Oakland Parc Mixed-Use Development
Proposed for a 2.710 acre parcel is the demolition of the current residential structures, and the construction of a new commercial-retail building with frontage along Capital Circle SE, and two-story (10 unit) residential townhouse development in the rear. The property is zoned Activity Center.
Proposed for an existing 4,685 +/- square foot facility on a 3.126 acre parcel is a unique-to-market “Farm-to-Table” restaurant concept from the group that operates Backwoods Bistro on E Tennessee in downtown Tallahassee. This site previously served as Stinky’s Fish Camp restaurant and is currently vacant. The property overlooks a pond. The building was constructed in 1985 and most recently renovated in 2010.
Holiday Inn – Apalachee Parkway
Proposed, for a 2.19 acres parcel on Apalachee Parkway, this project is the demolition of the 59,481 office building and construction of a 76,734 square-foot, 4 story, 103-room hotel. The applicant is requesting a deviation to the development standards to increase the building height from 3 stories to 4 stories. The property is zoned OR-3 (Office Residential-3). Pending a rezoning to a Planned Unit Development.
Dunkin Donuts – Apalachee Parkway
Proposed for a .77 acre parcel at the north east corner of the intersection of Apalachee Parkway and Capital Circle SE is the demolition of the existing improvements (former Chevron Fuel Station, current Goodwill donation center) and the construction of a 2,016 square foot drive-thru restaurant and 2,688 square foot companion space for retail. The property is zoned CP (Commercial Parkway)
Dairy Queen – CCSE
Proposed for a 1.726 acre parcel is the development of this vacant parcel, zoned CP, into a ±3,100 square foot restaurant facility with a drive-through. This includes construction of on-site parking, and a stormwater detention facility.
Starbucks – Southwood Free Standing Unit
Proposed for a vacant 1.07 acre parcel at 1960 Gainsborough Drive (shoppes at Southwood) is the construction of a 2,200 square foot coffee shop with a drive-thru and associated parking. This is expected to be a stand-alone Starbucks facility. The property is zoned PUD (Southwood Planned Unit Development).
