URBAN UPDATE – TALLAHASSEE’S NW QUADRANT, DEFINED AS AN AREA WITHIN LEON COUNTY LOCATED NORTH OF U.S. HIGHWAY 90 AND WEST OF MERIDIAN RD, IS UPDATED THIS MONTH AS WE WIND DOWN THE FINAL DAYS OF SPRING. THIS UPDATE COVERS MAJOR ONGOING AND PROPOSED DEVELOPMENTS IN THIS QUADRANT AIMED AT ENHANCING NORTHWEST TALLAHASSEE’S ACCESS TO COMMERCIAL AMENITIES AND IMPROVING TRANSPORTATION AND SOCIAL INFRASTRUCTURE.

Dollar General – Frenchtown/Brevard Street – Now complete on a 0.81 acre parcel is the demolition of the previous structures and the construction of a single story 7,520 SF commercial building for use as a retail store (Dollar General) with associated parking for 24 vehicles (2 ADA).
1300 North Adams – In progress on this 0.160 acre parcel, this project called for the demolition of the previous structure, and the construction of a 2-story contemporary multi-unit townhouse urban infill development.
5th Avenue Townhomes by Verve – In progress on a 0.35 acre parcel is a 6-unit townhouse development. Each unit will contain approximately 1,900 square feet of living space with a 3 BR, 3BA configuration. Units will have private balconies with custom trim and design.
FUMA Cigar Social Bar- Now complete, Fuma Cigar Social is a premium cigar lounge dedicated to cigar enthusiast and their guests. The lounge will feature a well stocked walk-in cigar humidor and beautifully decorated lounge made especially comfortable by a state-of-the-art air filtration system designed to keep the environment fresh and friendly for everyone. A great selection of beer and wine will be served by an attentive staff.
Lucky Goat Midtown – Now complete, located in a 1,750 SF space in the same plaza at Joe Mama’s Pizza and Liberty Bar is Tallahassee’s 2nd Lucky Goat Coffee Company. The first location is located on Capital Circle E. This location will offer the same products as the original location including the cold brew taps, pastries from The Cake Shop free wifi, as well as an expanded dining room to accommodate more patrons and exterior seating areas as well. Lucky Goat Coffee Co. offers Craft Roasted Coffee produced here in Tallahassee.
School of Arts & Sciences – Centre of Tallahassee – In progress is the conversion of a portion of the building previously used as a Dillard’s department store at the Centre of Tallahassee (f/k/a Tallahassee Mall) into a second campus for the School of Arts and Sciences. The space designated the future home of the School of Arts and Sciences at the Centre of Tallahassee is notated as Space 760 on the Centre’s floorpan and listed at 43,000 SF, the school will initially occupy 8,600 SF for grades K-2. The grades offered at this location will be added each year following the opening of this location. The School of Arts and Sciences is a tuition-free public charter school originally located on Thomasville Road.
Tallahassee Brewing Company – Centre of Tallahassee – In progress within a 5,000 SF space at the Centre of Tallahassee near the Dreamland BBQ restaurant, is a new Craft Brewery formerly known as the Canopy Roads Brewing Co. The venue will begin as a craft brew bar until permits are secured to begin brewing in-house.
Urban Food Market – In progress within a 15,000 SF space at the Centre of Tallahassee is a unique-to-market Urban Food Market concept patterned after “The Eataly” in New York City. The new restaurant concept will contain a 3,210 SF Fine Cuisine Restaurant, a 3,415 SF Market, 3,855 SF Pasta Restaurant, 2,375 Gelato Parlor and a 3,555 Pizzeria. 2,050 SF will be used as a Wine bar. All restaurant concepts are led by master craftsmen for their respective products all from Italy.
Dreamland BBQ – Now complete at the Centre of Tallahassee (former Tallahassee Mall) is a new-to-market, Dreamland BBQ Restaurant to be located in the Centre’s Brick Yard. Dreamland BBQ is a Tuscaloosa, Alabama-based restaurant that was founded in 1958 by John Bishop at the Dreamland Cafe. The atmosphere at all Dreamland locations is “casual-down home”. The legendary Dreamland ribs, service and atmosphere are available at locations in Alabama and Georgia. Tallahassee’s center will be the company’s first in Florida. Menu specialties include ribs and white bread, pulled pork, bar-b-que chicken, hickory smoked sausage, baked beans, cole slaw, potato salad, house salads served with Dreamland’s own bar-b-que dipping sauce and a true Southern favorite for dessert, banana pudding.
Lemongrass Thai Vietnamese & Sushi – Proposed for the Centre of Tallahassee (former Tallahassee Mall) is a new-to-market, Lemongrass Thai Vietnamese & Sushi restaurant to be located in the Centre’s Brick Yard. Lemongrass Thai Vietnamese & Sushi is a Florida-based Asian bistro with 6 locations in South Florida.
Villa Nail Spa – Proposed for the Centre of Tallahassee brickyard is a new Villa Nail Spa. Origins of business and space occupancy details to be determined.
Sonny’s BBQ Remodel – N Monroe – Now complete, located on 1.93 acres the project called for a complete remodel of the existing 5,045 square foot restaurant facility. There are currently three (3) Sonny’s BBQ Restaurants in Tallahassee. Sonny’s BBQ is a Gainesville, FL-based restaurant.
Captain D’s – N Monroe – In progress, this project called for the demolition of the former 4,860 SF Shoney’s Restaurant (originally constructed in 1983) for the construction of a 2,804 square foot Captain D’s Seafood Kitchen with drive thru and 33 parking spaces. The restaurant is situated on a .80 parcel. Tallahassee currently has another Captain D’s Seafood Kitchen located on Orange Avenue.
AutoZone – N Monroe/Lake Jackson – Now complete on a previously vacant 1.984 acre parcel is a 7,381 SF commercial retail store. 26 parking spaces to be provided with this development in addition to a retention pond/stormwater structure.
Tapestry Tallahassee Assisted Living Facility – In progress on this 3.090 acre parcel is the expansion and conversion of an existing 61,890 SF, 4-story hotel (formerly Wingate by Wyndham) facility (built in 2002) into a 111,800 SF assisted living facility. The pool area of the existing hotel will be removed as a component of this project. The overall development will consist of 149 units. The center will be used for Assisted Living, Memory Care and Rehabilitation Services. This property sold December 2015 for $7.845 Million.
Old Bainbridge at Pullen Road Intersection – The current configuration of the intersection of Old Bainbridge Road and Pullen/Willamette Road is at an acute angle that impedes visibility and makes a difficult right turn for vehicles traveling north on Old Bainbridge. Westbound left turns are significantly impeded during peak travel times which results in long traffic queues on Pullen Road. In the past 5 years there were 35 crashes at this location. The installation of a signalized intersection would require the relocation of Pullen Road to the south for proper functionality. As a result a roundabout is proposed. A roundabout is proposed to improve all movements through the intersection, to enhance the safety for vehicles and pedestrians by the traffic calming nature, and reduce congestion during peak hours.
Interstate 10 Rest Areas – Leon County – In progress is the renovation of the east and west bound Rest Area complexes in Leon County to include expansions to men and women restrooms, plaza area expansion, a new security pavilion, a lawn and maintenance building and enhancements to picnic pavilions. Total project impervious areas will increase by 3% in both directions. West-bound complex will contain a total of 60 parking spaces (3 handicap, 2 electric, 28 standard and 27 tractor). East-bound complex will contain a total of 68 parking spaces (3 handicap, 2 electric, 34 standard and 29 tractor).
Buddy’s Home Furnishings – Proposed for this existing 10,845 SF building, originally constructed in 1984 on a 1.387 acre parcel is the conversion of the existing interior from its previous use (formerly Elite Fitness) to a new-to-market Buddy’s Home Furnishings store. The proposed use conversion does not include any additions to the existing structure or any site disturbances. Tampa, Florida – based Buddy’s Home Furnishings was founded in 1961. Buddy’s is the largest independent “Rent to Own” dealer in the country with 202 locations nationwide.
The Hub – This Specialty Retail center is located on “Main and Main” corner at the intersection of West Tennessee and Caliark Street in Tallahassee. The Hub will feature an internal breezeway offering enhanced visibility and outdoor seating opportunities. Bay depth of 84 feet. New-to-market, Smashburger has been announced as a national tenant on a signalized intersection directly across the street from Starbucks, Chick-Fil-A and Chipotle. This location is a major east/west commercial commuter corridor with over 48,000 average daily trips. This primary commercial artery serves a student population in excess of 40,225.
Crazy 4 Hummus Mediterranean Grill – Now complete, this project called for a conversion of the 1,500 SF space (formerly Voo Doo Dog Restaurant) into a Mediterranean Grill restaurant. Crazy 4 Hummus Mediterranean Grill is a locally owned company.
