NORTHEAST: JUNE 2016
URBAN UPDATE – We kick-off this hot Tallahassee summer covering major growth and development in the Capital City’s Northeast quadrant, an area defined as North of U.S. Highway 90 and east of Meridian Road. This update includes a strong mix of new and expanding businesses aimed at some of the city’s most affluent communities ranging from small local speciality stores to major hospital expansions.

Wild Birds Unlimited – Now complete on a .373 acre site is the development of a 2,400 SF commercial retail building for use as a Wild Birds Unlimited store in association with parking for 10 automobiles and a bike rack. The project site is zoned UP-1. Wild Birds Unlimited is a locally owned Nature Shop specializing in Bird Seed – Bird Baths, Nesting Boxes, Binoculars, Scopes, Books and Nature Gifts.
School of Arts & Sciences Expansion – Thomasville Road – In progress on a 6.12 acre parcel is the redevelopment of the existing 18,112 SF building footprint into a 26,341 SF facility with a new 12-classroom school building with frontage along Thomasville Road. 39 parking spaces currently exist on the site, an additional 36 parking spaces will be provided as a part of the redevelopment. Established in 1999, The School of Arts and Sciences (SAS) and the School of Arts and Sciences Center (SASC) are tuition-free, public charter schools in Tallahassee, Florida. SAS serves students in kindergarten through the eighth grade, and SASC serves students in kindergarten through third grade (2016-17).
Vertigo Burgers and Island Wing Co. Grill & Bar combine in the new Market Plaza Phase II
Market Plaza Phase II – Proposed for the outparcel of the Market Plaza and situated on a 4.4 acre parcel is a new commercial building slated to house Tallahassee’s 2nd Vertigo Burgers & Fries restaurant and the market’s first Island Wing Company.

Bannerman Crossings III – In progress is the third expansion to Bannerman Crossing that includes commercial-retail parcels, as well as offices and a residential community with approximately 100 individual parcels. The area will also include pedestrian oriented design features that will be interactive. There will also be retail kiosks built into the common areas. A new pavilion will be added for events and concerts.

Blu Halo Restaurant Bar – In progress within a space located at the expanding Bannerman Crossings development is a unique-to-market upscale restaurant and bar. Owner and Chief Operating Officer, Keith Panicuki, tells UrbanTallahassee that the new venue will offer a chic steakhouse experience complete with one of the city’s finest selections of wine – an experience like no other found in the region modeled after the STK Restaurants found in large city markets. Panicuki emphasized the importance of creating a totally unique experience for his patrons while also maintaining a menu pricing structure such that people of all income classes can enjoy the restaurant. UrbanTallahassee will provide exclusive updates on this project as the opening date approaches.
Bull Run Car Wash – Proposed for a 1.01 acre outparcel of the Wal-Mart Supercenter on Thomasville Road at the Bull Run development is the construction of a 3,800 square foot car wash and 23 parking spaces with vacuum stations. The property is zoned Bull Run PUD.
Oxford Commons Retail
Oxford Commons Retail – Proposed, this project would be situated on a 1.56 acre parcel near the NWC of Ox Bottom and Thomasville Road. The project develops the currently unimproved lot into a 8,580 SF commercial building consisting of medical office, restaurant and commercial/retail space. The modifications to the site include the relocation of the Thomasville Road entrance. The property is zoned PUD (Ox Bottom Meadows Planned Unit Development). Future merchants are said to be a future Uncle Maddios Restaurant and Mattress1One Store.
Red Hills Village – Proposed for a 7.03 acre parcel at the northeast corner of the intersection of Ox Bottom Road and Cold Harbor Drive. The project is the construction of a three-story, 176,000 square foot congregate retirement community with 188 beds, and four garage buildings. The property is zoned PUD (Ox Bottom Meadows PUD). Previously RLC Tallahassee.
Future Dental Offices at Evening Rose
Evening Rose Towncenter Pad C-D – In progress within the Evening Rose Towncenter, are three commercial/office buildings with Capital Circle NE frontage. Buildings are expected to be 1-story with a total of 17,000 square feet. Among the future tenants is a new Dental office.
Sally Beauty Supply – Mahan Village – Now complete within Mahan Village is a 5th Sally’s Beauty Supply store location occupying Bay 701 of Building 1 of Mahan Village, a 1,400 SF space. Sally Beauty Supply is a Denton, Texas – based corporation and international speciality retailer and distributor of professional beauty supplies.
Hardee’s Restaurant – CCNE – Proposed is a fourth Hardee’s/Carl’s Jr. restaurant for the Tallahassee market to be located on a vacant 2 acre parcel adjacent to the Tallahassee-Leon Federal Credit Union on Capital Circle. The proposed facility will be a 2923 SF structure with 32 parking spaces (4 spaces for bikes). Proposed impervious areas shall consume .75 acres of the 2.00 acre total site.
Chowtime Grill & Buffet – In progress is a new-to-market Chow Time Grill & buffet restaurant for a new structure to be situated on 4.50 acres on the southeast corner of Miccosukee Road and Capital Circle NE. The proposed project is for the demolition of five (5) single family structures and the construction of a 13,200 square foot restaurant with 189 parking spaces and 20 bike spaces. A future 6,000 SF building is also proposed. The property is zoned CP (Commercial Parkway) and OR-3 (Office Residential 3).
Tallahassee Medical Quarters
Tallahassee Medical Quarters – In progress on a 4.5 acre parcel is a 2-story, 24,000 square foot Class A medical office facility with covered patient drop-off and associated parking. The project site has previously been used as the headquarters of Dislodge Home Oxygen & Medical Equipment. The property sold in 2014 for $880,000.00. 50% of the facility has already been leased to an undisclosed tenant.
Property cleared for new TMH Operating Room – ICU Expansion
TMH Operating Room – ICU Expansion – In progress is the expansion of the 1,887,101 Square foot hospital facility originally constructed in 1959. Conceptual design of the project includes an approximately 5-story 340,000 square foot Surgery and Adult ICU facility to be located on the southeast side of the TMH hospital campus. The surgical center will initially have 28 operating rooms. The operating suites will be proximate to the existing Bixler Emergency Center, improving flow for patients requiring immediate surgical intervention. The adult intensive care units will be relocated to this expansion with an initial build out of 72 ICU rooms. The facility will focus on patient centered improvements such as a convenient patient drop-off, improved way-finding, and easy access to the entire campus. No new parking areas will be constructed since the building will make use of parking spaces that are underutilized.
Gardens at Glenview – Proposed for a 2.83 acre parcel at the southeast corner of N. Meridian Road and Glenview Drive is the removal of the existing structure and the construction of sixteen (16) single-family dwellings (attached) of approximately 1,500 SF situated around a circular community park. The property is zoned RP-2 and is located within Tallahassee’s Multi-Modal transportation district. More details to be provided upon release of site plan.
HRG Tallahassee Retirement Residences – In progress on an 11.010 acre vacant parcel is the construction of a 40,693 SF Senior Living Facility. The proposed facility will be 4-stories and on-site improvements include parking for 86 automobiles, 2 bike racks. On site shuttles will also be provided as a component of this project to off-set parking needs. Hawthorn Retirement Group offers beautiful retirement, personal care, assisted living and memory care communities throughout the continental United States and Canada.

Clarity Point – Proposed for a 9.57 acre parcel containing a residential structure, is a 60,496 SF specialized memory care senior citizen community. 84 living units are proposed. 64 parking spaces are to be provided in connection with this project. The property is zoned Mahan Corridor Node. Clarity Pointe is a specialized memory care provider committed to elevating the quality of life for Alzheimer’s and dementia residents, their families and their caregivers.

The East End – Proposed for a 1.420 acre parcel fronting Capital Circle NE, is the redevelopment of the two existing retail buildings which total approximately 22,589 SF. The redevelopment proposes to maintain the retail use in majority of the available square footage but convert approximately 1,500 SF for restaurant with drive thru. The restaurant has been announced as a Jimmy Johns. The project includes site improvements with additional parking and landscaping. The property is zoned Commercial Parkway.
