Urban Updates


URBAN UPDATE –  The Tallahassee economy continues to build muscle as the city continues to see an upward trend in commercial-retail leasing activity, and new commercial construction. We define the north east quadrant as everything east of Meridian Street and North of U.S. 90 in Leon County.  Below you will find links to each of the projects that we’ve updated for this Northeast Urban Update with a snapshot of where those projects are today.

Market Plaza Phase II

In progress adjacent to Market Plaza Phase I, situated on a 4.4 acre parcel is a new commercial building slated to house Tallahassee’s 2nd Vertigo Burgers & Fries restaurant and 1st Island Wing Company.

Rewire of Tallahassee – Renovation

Now complete is the renovation of the existing 6,160 SF (1,829 SF Aux) building originally constructed in 1959 on this 1.010 acre parcel. Redwire is a team of security professionals that have been in the business of providing electronic security for governmental, commercial, industrial and residential clients for over 30 years.

TMH Operating Room ICU Expansion

Proposed is the expansion of the 1,887,101 Square foot hospital facility originally constructed in 1959. Conceptual design of the project includes an approximately 5-story 294,000 square foot Surgery and Adult ICU facility to be located on the south side of the existing hospital campus on the corner of Miccosukee Road and Medical Drive. The facility will connect to the current acute care building near the Bixler Emergency Center and will focus on patient centered improvements such as a convenient patient drop-off, improved way-finding, and easy access to the entire campus.

Hardee’s – CCNE

Proposed is a fourth Hardee’s/Carl’s Jr. restaurant for Tallahassee to be located on a vacant 2 acre parcel adjacent to the Tallahassee-Leon Federal Credit Union on Capital Circle. The proposed facility will be a 2923 SF structure with 32 parking spaces (4 spaces for bikes). Proposed impervious areas shall consume .75 acres of the 2.00 acre total site.

Chow Time Grill & Buffet

Site is clearing for a new-to-market Chow Time Grill & buffet restaurant for a new structure to be situated on 4.50 acres on the southeast corner of Miccosukee Road and Capital Circle NE. The proposed project is for the demolition of five (5) single family structures and the construction of a 13,200 square foot restaurant with 189 parking spaces and 20 bike spaces. A future 6,000 SF building is also proposed.

Bannerman Crossing Phase III
In progress is the expansion of Bannerman Crossing which includes a Capital Regional Medical Center Urgent Care facility, several commercial-retail parcels, as well as office and residential with approximately 100 individual parcels. The area will also include pedestrian oriented design features that will be interactive. There will also be retail kiosks built into the common areas. Developer is planning to include a second level for vendors and merchants. A new pavilion will be added for events and concerts. Landscaping will line the streets and buffer vision to loading areas and dumpsters. This is a huge development that will literally transform Northern Leon County into a more significant business-retail hub.
Capital Regional Medical Center at Bannerman Crossing
In progress for a 1.21 acre site adjacent to the Wendy’s fast food restaurant at Bannerman Crossings, is a 10,600 square foot building which shall contain a 6,593 square foot Capital Regional Medical Center Urgent Care facility. The balance of the building shall remain vacant until a tenant is found. The site will include 59 parking spaces currently showing no provisions of bicycle parking. The property is zoned BC-1 and is a component of the Bannerman Crossings III expansion.
Giggles Indoor Play Center
Now complete within the Bannerman Crossing Development is a Unique-to-Market, Giggles Indoor Play Center. The project includes over 4,000 square feet of open play area, private rooms for parties and classes. Promoted as “the place for kids in Tallahassee!” Giggles is family fun center to feature jungle gym for the older kids, soft play structures, slides, and imagination inspiring play areas. Infants and wobblers will have their own area with age appropriate toys as well. Parents will have a lounge featuring comfortable seating and complimentary coffee for relaxation and while watching children play. Giggles will have at least 2 instructional classes ranging from Mommy & Me Yoga, Gymnastics, Art, Music, character Storytime, Princess Ballet daily.
New Leaf Market Co-Op – Bannerman Crossing
In progress within Bannerman Crossing is a second store for the New Leaf Market Co-Op. The new store is slated for a large commercial retail space within the plaza. New Leaf Market is a Tallahassee-based retail cooperative.
Zaxby’s – Bannerman Crossing
Now complete on a 3.00 acre outparcel of Bannerman Crossings with frontage along Thomasville Road is a 3,847 square foot restaurant building with patio area and 50 parking spaces (6 bicycle spaces). Approximately 0.75 acres (25%) of the site will remain natural area. The restaurant will have a Thomasville Road entrance as well as access from the larger Bannerman Crossings development.
FSU Credit Union – Persimmon Hill
Now complete, is a brand new 4,400 SF banking facility with drive-thru and associated parking (20 parking spaces allocated). This will be a full service branch. The new center has frontage along Thomasville Road, directly in front of the Growing Room Day Care and adjacent to the Persimmon Hill Retail/Commercial plaza.
Tallahassee Medical Quarters
In progress on this 4.5 acre parcel is a 2-story, 24,000 square foot Class A medical office facility with covered patient drop-off and associated parking. The project site has previously been used as the headquarters of Dislodge Home Oxygen & Medical Equipment. The property sold in 2014 for $880,000.00. 50% of the facility has already been leased to an undisclosed tenant.

 Oxford Commons

Proposed, this project would be situated on a 1.56 acre parcel near the NWC of Ox Bottom and Thomasville Road. The project develops the currently unimproved lot into a 8,580 SF commercial building consisting of medical office, restaurant and commercial/retail space. The modifications to the site include the relocation of the Thomasville Road entrance. The property is zoned PUD (Ox Bottom Meadows Planned Unit Development)

 Evening Rose Towncenter Pad C-D

Proposed for the Evening Rose PUD, are three commercial/office buildings with Capital Circle NE frontage that will join “The Egg” restaurant. Buildings are expected to be 1-story with a total of 17,000 square feet. Specifics on tenants are not yet disclosed.

Red Hills Village

Proposed for a 7.03 acre parcel at the northeast corner of the intersection of Ox Bottom Road and Cold Harbor Drive. The project is the construction of a three-story, 176,000 square foot congregate retirement community with 188 beds, and four garage buildings. The property is zoned PUD (Ox Bottom Meadows PUD). Previously RLC Tallahassee.

1831 N. Meridian Road

Proposed for a 2.390 acre parcel at the southeast corner of N. Meridian Road and Glenview Drive is the renovation of the existing home and the construction of six (6) townhomes of approximately 2,500 SF each. The property is zoned RP-2 and is located within Tallahassee’s Multi-Modal transportation district.  More details to be provided upon release of site plan.

Centre Pointe Health & Rehabilitation Center

Proposed for 4.8 acre parcel is the addition of 27,211 square feet to the existing facility to accommodate additional beds and a state-of-the-art therapy gym. The applicant would also like to increase the parking to 113 parking spaces. The property is zoned CM (Medical Arts Commercial) and is located within the Canopy Road Protection Zone.
