Now complete on this 13.0 acre site is a brand new 208-unit multi-family (apartment) complex. The project consists of a total of 564,642 SF, within (36) 1-bedroom, (108) 2-bedroom, and (64) 3-bedroom units within 11 buildings. 379 parking spaces are provided in association with this project. The project site is a part of the Fallschase PUD.
In progress on a vacant 5.527 acre parcel within the Fallschase Village Center is a brand new free-standing 68,400 SF building that will house a new-to-market Cobb Movie Theater. The movie theater will feature 14 screens and more than 1,600 seats. There will also be a full service Cobbster's Kitchen as well as concession stands. Cobb Theaters is a Alabama-based quality move theater operator with over 25 theaters throughout the U.S. This project is a component of the Fallschase VC and is zoned Fallschase PUD. It is located outside of the City limits.
Proposed for Lot 2 of the Fallschase Village Center, a 1.6 acre parcel, is a new 7,500 SF retail building to house a new-to-market Pet Supplies Plus store. Pet Supplies Plus is focused on making it easier to get better products for your pet. With more than 400 locations in 32 states, the stores have a streamlined design making it easy to navigate a wide assortment of natural foods, hard goods and pet services. Headquartered in Livonia, MI., Pet Supplies Plus is ranked in Entrepreneur magazine's Annual Franchise 500® list as the Top Full-Service Pet Supplies Franchise for its exceptional performance in areas including financial strength, growth rate and system size. The subject parcel is zoned Fallschase PUD and is located outside of the City limits. This is a component project of the Fallschase Village Center.
In progress on a .83 acre site is the construction of a 2,265 square foot restaurant with drive-thru for use as a Popeyes Restaurant. This will be a 4th location for Popeye's in Tallahassee. The property is zoned CP (Commercial Parkway). And yes, it is right next door to KFC!
In progress on a 3 acre site on the south side of Mahan Drive approximately 250 east of Riggins Road is the construction of a 19,265 square foot complex consisting of approximately 17,000 SF of medical office and 3,000 SF of retail (13 suites total). The property is zoned General Commercial.
Under construction on a 11.58 acre vacant parcel is the development of a 129,921SF, 108-unit elder housing development consisting of (54) 1-bedroom, and (54) 2-bedroom units for a total of 162-beds. Future phases of this project may involve the development of family units.
Now complete on a 13.94 acre parcel is the construction of a 200-unit apartment complex with a total of 300 bedrooms. This is class-A apartment complex and will have (108) 1-Bedroom units, (84) 2-Bedroom units, and (8) 3-Bedroom units. The typical building is 3-stories, in addition to a 1-story clubhouse and a 1-story maintenance building. 343 vehicular parking and 60 bicycle spaces are provided.
Proposed for a vacant 4.62 acre parcel is the construction of a new 1-story, 10,897 SF emergency medical facility with 12 patient rooms in conjunction with a 45 space parking facility. The project is designed to support 25,000 patients per year. Capital Regional Medical Center is a fully-accredited healthcare facility with more than 1100 employees and 500 physicians. Its main facility is located in Northeast Tallahassee on Capital Medical Blvd. The subject parcel is zoned Activity Center - High Intensity Urban, and is located within the City limits.
Under construction on a 20.66 acre tract of land on the south side of Orange Avenue E near the intersection with Paul Russell Road is the development of a 292 multi-family apartment home community with 1,2 and 3 Bedroom configurations. A total of 294,601 SF of living space within the entire development. The associated parking provided will total 589 automobile spaces and 59 bicycle spaces. The property is zoned MR-1 (Medium Density Residential).
Now open within the former Burger King building near the Southwood Publix is this Los Compadres Express restaurant. With a 4.5 Star / 5 rating opinions of the menu offering fast-casual Mexican food are high... which suggests its worth a try. If you find yourself in the area, you might want to drop in and see what the place is all about.
Proposed for a 2.710 acre parcel is the demolition of the current residential structures, and the construction of a new commercial-retail building with frontage along Capital Circle SE, and two-story (10 unit) residential townhouse development in the rear. The property is zoned Activity Center.
Under construction on a 1.72 acre parcel once home to a derelict 11,861 SF restaurant/lounge building originally constructed in 1969 is construction of a brand new 4-story, 41,000 Square Foot hotel containing 90 bedrooms. Tru by Hilton is a mid-level hotel brand designed to be grounded in value for business and leisure travelers. Tru by Hilton will offer modern and functional guest rooms and social connectivity with reimagined public spaces, including an open lobby comprised of four zones where guests can work, play, lounge and eat. The brand's first location was constructed in McDonough, Georgia. The property is zoned Commercial Parkway.
Under construction, this project is located on 2.19 acres and calls for the demolition of the 59,481 office building previously situated on the site and construction of a 76,734 square-foot, 4 story, 103-room hotel. The property is zoned OR-3 (Office Residential-3).
Under construction on this 2.14 acre site (formerly McDonald's/Circle K) is the construction of a 7,500 square foot new-to-market Kauffman Tire retail store and possibly the construction of a 3,250 square foot retail building. The property is zoned PUD (McDonalds-Chevron Alliance Planned Unit Development). A rezoning is proposed to change the zoning from PUD to CP (Commercial Parkway). This is Tallahassee's 2nd Kauffman Tire Store.
Now complete and open within an existing 1,560 SF (927 SF Aux) building (formerly Sahara Cafe) on a 0.30 acre parcel is a fine dining establishment offering an array of fresh modern seasonal dishes. Per the menu some of the main offerings will include Quiche, Meatloaf, Snapper, Chicken, Pork Tenderloin, Shrimp & Grits, BLT, Vegetable Pot Pie, Burgers, Salmon among other items. Headlined by Chef Joseph Richardson, the restaurant offers Brunch, Lunch, Dinner and Drinks and opens daily at 11am.
Under construction on a 2.470 acre parcel is the conversion of the former Country Inn & Suites Hotel into a 51,891 SF, 89-unit facility. 54 Units will be reserved for assisted living and 35 units will be reserved for memory care. This center is proposed to serve the east Tallahassee market area. Common areas for the Assisted Living residents will include a common dining facility on the ground floor, activity and reading room, special events room, salon, spa, resident services office, main kitchen, and Tapestry Cheers Bar. All common areas will be equipped with WiFi and audio/video entertainment options. Secured access exterior courtyards at each end of the building will provide opportunities for residents to enjoy the outdoors.
Under construction on a formerly vacant 3.5 acre parcel within the Summit East office park is a new 2-story, 40,000 SF class-A office building with a 160-surface parking facility. SageSure Insurance Managers (Policy Services and Customer Satisfaction teams) will be housed on the 2nd floor (20,000 SF) of the new building. SageSure Insurance Managers is the largest independent residential property managing general underwriting firm in the USA and has over 130,000 policy holders. The 1st floor of the building will also have 20,000 SF available for office use. The property is zoned Interchange Commercial (IC).
Under construction on a formerly vacant 1.00 acre lot is the construction of a brand new 12,000 SF steel building for use as an indoor Volleyball Practice Facility in connection with a 14-car parking facility.
