Recently completed is this beautiful new 6-story office tower containing approximately 110,000 SF. The owner of the building has actually taken occupancy of the top two floors, and the balance of the Class A office building is available for lease. No recent reports on the percentage of the building that has been leased to date, however, there has been a recent report that commercial space on the ground level has been leased to a local restauranteur, owners of Sage restaurant, for the development of a new Italian Steakhouse in the City's downtown. The building is attached to a dedicated parking structure containing approximately 77 vehicular parking spaces.
Under construction on a 2.32 acre parcel in the Frenchtown district of Downtown, is the construction of a five story, multi-family development with 80 affordable and 8 market rate units. Adjacent to this property is an existing dwelling unit that has been renovated and will be used as a leasing and management office for the building. A total of 118 parking spaces (8 ADA) will be constructed for this project, much of the property directly beneath the building. The building is expected to be completed Mid-2018, and will offer residents an on-site gym, computer lab, green space for recreation and community events and an art gallery.
Under construction and fully framed on 1.79 acres at the southeast corner of West Madison Street and Lorene Street this project calls for the construction of a seven story tower with 159 residential units (330 bedrooms total) and approximately 3,500 SF of retail space on the ground level. Additional component of this project includes a parking garage containing 532 spaces. The building, developed by the Seminole Boosters, is expected to be completed by Fall of 2018.
The removal of 7,330 tons of soil above the Senate and House parking garages which had compromised the waterproofing system of the structures is complete. Now crews are putting finishing touches on garage reconstruction at a cost of approximately $20,000,000. Landscaping plans associated with this project call for replanting 13 live oaks through the plaza and arbors and trellises for shaded seating areas and the planting of 67 sabal palms trees — one state tree for each county.
Under construction on 0.34 acres this project is a three-story, 4,966 square foot addition to the existing Florida Health Care Association (FHCA) office building. This new state-of-the-art training center will enhance FHCA member advocacy and educational resources and modernize the facility for today's needs. At completion the facility will offer nearly 6,000 square feet of accessible indoor/outdoor meeting space and state-of-the-art audiovisual equipment and be able to accommodate events for groups of up to 200 members.
Under construction on a .17 acre parcel is the construction of a 14,600 SF 3-story general office building for use by local and state-wide employees the Florida Power & Light Company. The lot fronts both Jefferson and Duval Streets. Jefferson Street access will be pedestrian into the second level of the building. Parking will be located on the first level accessed by a joint driveway with the parcel to the north. Active use space will also be provided on the first level to be allocated for a separate office. The third level will house a meeting/training room along with a roof-top deck. On a regular day 10 employees will work out of this facility, however, additional space is provided for the company's traveling staff.
Under construction is this lovely conversion of a building, originally constructed in 1969, containing 19,792 SF. It was previously in use as a bank and office and its future use will be the nation's first public stand-alone school of Entrepreneurship. Proposed uses include office, educational and meeting spaces supporting entrepreneurism and flex meeting spaces supporting events and pop up retail. A 1995 contribution from Jim and Jan Moran and JM Family Enterprises established the Jim Moran Institute for Global Entrepreneurship at the Florida State University College of Business with additional support through the years. Since 2011, further enhancements to the Institute and its outreach have been made possible by Jan Moran and The Jim Moran Foundation. The mission of the Jim Moran Institute is to cultivate, train and inspire entrepreneurial leaders through world-class education, leading-edge research and applied training, consulting and mentorship and public recognition. Jim Moran is the founder of Southeast TOYOTA distributors and many related enterprises.
Under construction on 1.93 acres near the corner of Railroad Avenue and Gaines Street is this new 6-story, 86,000 SF 124-room hotel (1,000 SF reserved for retail). The project also involves the construction of a 125-space parking lot, and 25 bicycle parking spaces. This Hampton Inn & Suites Hotel marks the first new hotel slated to open in downtown Tallahassee since the construction of the Aloft hotel near Tennessee and Monroe, although other downtown hotels have performed notable renovations since. This hotel is projected to open early 2018.
Under Construction, this development involved the demolition and relocation of the JH Dowling Lumberyard (where project name originated). The new building will be a five story, 115-unit (414 Bed) student apartment development with a multi-level parking garage. The entire build-out will be approximately 330,000 SF. As the name suggests, its theme will incorporate elements of the original J.H. Dowling Lumberyard that was located on the site. North American Properties (NAP) is responsible for over $154 Million of development in the Gaines/Madison Mile area with projects such as The Axis, The Block, The Court, The Deck all collectively known as Stadium Centre. NAP has also assembled property for two more student housing projects on Gaines Street so stay tuned!
Now under construction is a new-to-market, 30,957 SF, Publix Greenwise Supermarket with mezzanine. This store marks the company's return to the Greenwise brand and the first large scale grocery store for downtown Tallahassee. This store will be packaged with 111 regular and 6 handicap parking spaces, 11 Scooter spaces along with a total of 24 bike spaces to accommodate its location with the city's multimodal transportation district and the emergence of one of the city's newest truly walkable districts. The store is expected to be completed by the later half of 2018 so stay tuned for the announcement of the official opening date.
Under Construction on an assemblage of parcels bordered by N. Macomb, W. Virginia, N. Copeland, and W Carolina Streets totaling approximately 4.97 acres is this new five (5) story student-oriented apartment development. The development will contain a total of 265 units, with no more than 915 bedrooms. The development would surround an 880-space parking garage. Project was subject to Developer's acquisition of a City-owned .87 acre parcel which was met with some community opposition (Frenchtown Residents fight student housing project).
