Description: Proposed for a 1.07 acre parcel is a mixed-use residential building with ground floor commercial which consists of 42 dwelling units, 10,000 square feet of retail and 4,000 square feet of restaurant space. A second building will be a 7-story hotel with 140 guest rooms, 4,473 square feet of ground floor restaurant, a 976 square foot rooftop bar and 2,770 square feet of meeting space. The applicant is requested a deviation to the development standards to allow parking between the building and the street. The property is zoned UV (University Village), is located within the MMTD (Multi-Modal Transportation District), Downtown Overlay, and Downtown Community Redevelopment Area.
Located on 1.07 acres the proposed project calls for the construction of a mixed use development consisting of 31,000 square feet of mixed retail and 106 dwelling units. The applicant is also requesting deviations to the development standards to: 1) increase the maximum building height from 5 stories to 7 stories and increase the side corner setback from 15 feet to 15 feet, 4 inches 2) eliminate the building stepback; 3) decrease the minimum rear building setback from 5 feet to 0 feet; and, 4) allow temporary parking between the building façade and the public way in Phase 2 of the project. The property is zoned UV University Urban Village District and is located within the Multi-Modal Transportation District. The project site was purchased December 2013 for $2,200,000.00.
Update: According to an article published in the Tallahassee Democrat on December 7, 2016, Hotel Indigo has announced plans for the same site as this proposed development. Reports highlight plans for a 7-story hotel with 140 guest suites with undisclosed square footage. Design is said to be in progress at this time. Construction is expected to commence Fall 2017.
