Upper East provides new Mid-Century Modern option to Tallahassee

RESIDENTIAL - Developers of the Upper East community hosted an open house event for their brand new, modern and progressive-styled community situated in "up-town" this weekend.

Immediately upon arrival, you know you are experiencing something different. These homes do not resemble the typical home found throughout Tallahassee, they resemble something more internationally-styled. Unlike the strange UFO-type sighting of a modern home situated between other traditionally-styled homes in established neighborhoods, Upper East has been designed to provide a distinct unique Modern look to all homes that will be built in this community.

According to architects, Lewis + Whitlock, P.A. this Mid-century Modern Style Housing community will contain 24 home sites, each home with three to four bedrooms ranging in size from 2,500 square feet to 2,700. Homes range in price from $429,000 to $475,000.

Situated directly off of Thomasville Road behind a newly constructed metal retaining wall, the new neighborhood is surprisingly quiet. We stood on the back balcony of the home closest to the busy Thomasville Road and almost forgot the road was there. The sound barrier walls appear to be effective at mitigating traffic noise which is a welcome surprise for those looking at this location for future residency.

To go along with its outstanding north east Tallahassee location, the new neighborhood will offer hiking trails. We were told a single loop will provide a travel distance of 1-mile, along with off-street parking and community amenities for growing families. 

Although the location does not qualify this development as "urban" or "infill", the concept at work within the community does employ some elements of new urbanist design. Features such as the smaller lot-sizes, provide more intimacy with neighbors and an efficient land use pattern. The garages of most homes will also face the rear, giving the community a less automobile-oriented feel.

Space layout within the homes also hint at a design that creates more efficiency, capture more natural lighting and utilize more advanced insulating materials that will allow these homes to consume less energy than similarly sized homes elsewhere. We were particularly fond of the incorporation of the "jack and jill" bathrooms in all homes pairing two secondary bedrooms.

While Upper East might just be a small sampling of what modern living in Tallahassee could look like, provided only 3 homes have been built and 3 homes have already sold, this shift away from the traditional and southern style language might become more common moving forward.

The community is being developed by GBGH Construction and Keller Williams serves as the official sales Team.
