Although recently discovered that this project may be branded as a Park Inn by Radisson, this project site has sat somewhat dormant since UrbanTallahassee and various local news outlets including WTXL (ABC 27) covered the proposed improvements to include a major overhaul of the main building and the reconstruction of the east wing of the complex to be rebuilt into a five story building for the proposed 186 room facility. Of the 186 rooms, 110 rooms will be newly constructed in the east wing building dubbed Building A, and the other existing 76 rooms will be completely renovated. Construction was to already have begun on the facility but there is currently no activity and the Radisson website offers little in terms of details as to when to expect the new hotel to open. We will keep watch on this project as it also provides for a major reconfiguration of the access roads surrounding it which might make it easier for those of us who enjoy a good breakfast at Cracker Barrel to make that exit back onto North Monroe Street.
Earlier this year we announced that the former Shoney's restaurant facility on North Monroe was sold and the new buyer is a Captain D's franchisee. Current plans call for the demolition of the former 4,860 SF Shoney's Restaurant (originally constructed in 1983) for the construction of a 2,804 square foot Captain D's Seafood Kitchen with drive thru and 33 parking spaces. A timeline for this project has not yet been announced.
Now complete within an existing 7,097 SF restaurant building, previously used as a Marie Livingston's Steakhouse, is a new-to-market Seafood bar and grill restaurant. Wahoo Seafood Grill specializes in Cajun and Creole style cuisine and seafood boils. Wahoo Seafood Grill is a Gainesville, FL-based company.
Nearing completion, this Specialty Retail center is located on “Main and Main” corner at theintersection of West Tennessee and Caliark Street in Tallahassee. The Hub will feature an internal breezeway offering enhanced visibility and outdoor seating opportunities. Bay depth of 84 feet. New-to-market, Smashburger has been announced as a national tenant on a signalized intersection directly across the street from Starbucks, Chick-Fil-A and Chipotle. This location is a major east/west commercial commuter corridor with over 48,000 average daily trips. This primary commercial artery serves a student population in excess of 40,225.

In progress is a transformation of the Tallahassee Mall into a mixed use development that will make it the center of retail, culture, arts, dining, and entertainment. Approximately 600,000 square feet of the existing mall property will remain open and operating during the Phase I Redevelopment including anchor tenants: AMC Theaters, Belk’s, Burlington Coat Factory, Ross, and Barnes & Noble. Approximately 155,000 square feet of existing mall space will be demolished and replaced with two vehicular cross streets, an open air concert venue, an urban park, restaurants, specialty shops, and several special events venues. A new food court and mall entry will be added to the south side of the remaining enclosed mall just across from the Burlington Coat Factory entrance. The remaining enclosed mall will be refreshed with a new interior design package. The former Dillard’s building will be renovated for The School of Arts & Sciences. There is currently an Ice Skating Rink. Completion of the Dreamland BBQ is slated for May 2016.
Nearing completion is the redevelopment of the 4.99 acre site at the intersection of Bradford Road and North Monroe Street into a Japanese Asian-Hibachi restaurant, Planet Fitness center and SkyZone indoor trampoline complex. This location was formerly an Albertson's Grocery Store constructed in 1977.
Nagoya Steakhouse & Sushi
Now compete within a portion of the 58,982 square foot retail-commercial building, and former Albertson's grocery store, is a new-to-market indoor trampoline park. Sky Zone promotes itself as the world's first indoor trampoline park offering open jump, a SkySlam court, SkyRobics fitness classes, Ultimate Dodgeball (when available) and the SkyRiser bungee trampoline. For just about any age, shape or size. Tallahassee's location joins centers planned for Jacksonville, Orlando and Tampa for 2015. Sky Zone locations are already operational in Clermont, Ft. Lauderdale, Ft. Meyers, Miami and Sarasota within Florida.
Now complete is a second Hardee's/Carl's Jr. restaurant for Tallahassee to be located in the former location for the North Monroe KFC restaurant. The proposed new restaurant is not expected to change the footprint of the current 2,956 SF structure which was originally constructed in 1990.
Now complete at the Northeast corner of the intersection of Capital Circle NW and Fred George Road is a new Baseball Field (60/90), Multi-purpose Field, Parking, Concessions and restroom facilities, passive recreation trailhead with supporting landscaping, sidewalk, stormwater management, water and sewer infrastructure. Portions of Blueprint 2000 funds were used for the acquisition of this property, as well as FCT and County funds.
Now complete on a 26.17 acre tract of land is a 25.09 acre passive recreational park with 12-foot sidewalk path around a 10 acre reservoir-pond, parking, elevated boardwalk and pavilion with access from Fuller Road at Livingston Road. A 6-foot wide viewing platform is also proposed overlooking the Meginnis Arm of Lake Jackson. Improvements will include interpretive centers related to the historical and lake resources of the project area.
Now complete on the 7.58 acre parcel (the former site of Tallahassee Lincoln/Mercury, Russell Dodge), the project called for the construction of a 8,403 square foot automobile dealership [a 4,393 SF Sales and Administration Building, a 2,439 SF Service Center, a 635 SF showroom/presentation area, and a 936 SF carwash area].
Site Clearing Underway, the Domain at Tallahassee is a newly proposed 4-story residential development located on a 3.77 acre parcel that will serve Florida State University students. This project will replace the former 207 unit Carolina Square complex which was built in 1970. Carolina Square has been demolished for the new development. The 99 Apartment units are slated to open Fall 2016 will contain 342-beds total, a 135-bed increase. The Domain is located within walking distance to the FSU campus and will offer 7 1-BR, and 92 2-BR units.
In progress are 13 two-story buildings and a community building for a total of 34,912 square feet within a gated community. The development will provide transitional-residential housing for low-income veterans and families. Each building will contain a large community kitchen, common room, washer/dryer facilities and 10 bedrooms each with a dormitory style format. Services will be provided to the residents of the community to facilitate comfort of living. The complex will have a gated entrance, privacy fencing around the property perimeter and privacy fencing between the buildings. The overall campus will have a neighborhood feel and each building will have similar exterior materials to create a harmonious look.
Proposed for a 1.63 acre vacant parcel on West Tennessee Street, at the entry to the University Trails (formerly Boardwalk) Apartment Complex is a new-to-market 5,200 SF fuel station, Tom Thumb convenience store with 27 parking spaces. Tom Thumb is one of 5 convenience store brands operated by the Kroger company, with over 121 stores across the Gulf Coast of Florida, Alabama, Mississippi and Tennessee. The company prides itself on well-maintained and friendly, knowledgeable staff. Stores also offer ATMs and Lottery many open 24-hours.
Proposed is the enhancement of the North Florida Christian Athletic Complex with a three phase expansion to the school's athletic center. Phase I includes the construction of a "Legacy Wall" which will form a portion of the foundation for the new raised bleacher system that will be constructed in Phase II. Phase III consists of the construction of a new 9,500 square foot 2-story athletic center with larger weight room and restroom, equipment room, training room , multipurpose room, lockers with team bathroom and showers, middle school locker room with restroom, outside access garage for storage for field items on the first floor. The second floor of Phase III to include; head coaches office, defensive coaches office, offensive coaches office, coaches locker room, coaches bathroom and showers, video process room, mens restroom, ladies restroom, large flex banquet room and two level press box.
Proposed for a 2.18 acre vacant parcel this project calls for the construction of a 5,786 square foot Kangaroo Express convenience store. The applicant is requesting a deviation to the development standards in order to increase the maximum front building setback from 20’ to 50’. This request is an indicator that fuel pumps may be added to this development. The property is zoned CP (Commercial Parkway) and is located within the MMTD (Multi-Modal Transportation District).
In progress on a 0.35 acre parcel is a 6-unit townhouse development. Each unit will contain approximately 1,900 square feet of living space with a 3 BR, 3BA configuration. Units will have private balconies with custom trim and design.
Located on 1.93 acres the proposed project calls for the demolition of the existing 5,045 square foot restaurant facility and the construction of a 6,500 square foot restaurant facility. There are currently three (3) Sonny's BBQ Restaurants in Tallahassee. Sonny's BBQ is a Gainesville, FL-based restaurant. The property is zoned AC (Activity Centers).
In progress, a planned 5-mile toll road roughly paralleling Orchard Pond Road, running between Meridian Road and Old Bainbridge Road. The proposed road includes two paved 12-foot traffic lanes, paved five-foot bike lanes, and an adjacent walking-jogging-biking trail. Landscaping would be included, along with several wildlife crossings, and features to reduce stormwater runoff into adjacent lakes that discharge into Lake Jackson. The greenway would provide a shortened route to the Tallahassee Regional Airport and the northwest side of Tallahassee for those living in the city's extreme northeast area. The toll road is projected to serve 1,300 cars per day in its first year, growing to 2,500 cars per day by 2020. The current dirt Orchard Pond Road, which currently has 900 car trips per day, would remain available as well. Toll rate expected to be in the $1 to $2 range. Construction began January 2015.
In progress, following the demolition of two previous office buildings totaling 7,991 SF on this .59 acre parcel is the construction of a new single story 5,650 SF retail building with 25 vehicular parking spaces, 3 bike spaces. Future tenant has not yet been announced.
In progress is an expansion of the GEM Mazda dealership with the addition of an adjacent 1.015 acre parcel and a new 2,100 SF building with 44 parking spaces. The new building may be used as a dedicated Pre-Owned car sales facility. The expansion parcel was previously used as the site of a bank. Previous structures have already been demolished.
In progress within a portion of the former 54,017 square foot Albertson's Grocery store space is a new-to-market natural foods grocery store. Commonly billed as a cross between Whole Foods and Trader Joe's, Lucky's Market is based out of Niwot, Colorado. The company is currently expanding into Florida having already opened a location in Gainesville, with additional locations planned for Coral Springs, Naples, Plantation, and Neptune Beach. Lucky's corporation purchased this building for $3,100,000.00 in September 2015.
In progress is the renovation of the east and west bound Rest Area complexes in Leon County to include expansions to men and women restrooms, plaza area expansion, a new security pavilion, a lawn and maintenance building and enhancements to picnic pavilions. Total project impervious areas will increase by 3% in both directions. West-bound complex will contain a total of 60 parking spaces (3 handicap, 2 electric, 28 standard and 27 tractor). East-bound complex will contain a total of 68 parking spaces (3 handicap, 2 electric, 34 standard and 29 tractor).
Now complete within a 4,984 SF restaurant facility which previously housed a Mexican and Italian restaurant, is this unique-to-market Szechuan/Chinese restaurant. The building was originally constructed in 1963.
Tapestry Tallahassee Senior Living Facility
In progress on an improved 3.090 acre parcel is the expansion and conversion of an existing 61,890 SF, 4-story hotel facility (built in 2002) into a 111,800 SF assisted living facility. The pool area of the existing hotel will be removed as a component of this project. The overall development will consist of 149 units. The center will be used for Assisted Living, Memory Care and Rehabilitation Services. This property sold December 2015 for $7.845 Million.
